Abstract:
Climate change is one of the biggest challenges of the 21st century. The construction and real estate industry contributes significantly to greenhouse gas emissions and consumes valuable resources. Even in the use phase of buildings, water, energy and valuable materials are used and consumed during operation. In order to ensure the future security of buildings and to contribute to climate protection, ecological, economic and social aspects must be considered holistically by the actors in building operation. Certification systems provide a solid basis for assessing sustainability. They record the building's condition at certain points in time, evaluate it according to different criteria depending on the label and show potential for optimisation. The aim of the diploma thesis is to develop a concept for optimising building characteristics (building performance) based on existing certification systems. The developed concept for performance tracking supports the optimisation continuously and sustainably, through target-oriented processes. At the strategic level, goals are formulated that incorporate scientific, political-social and legal framework conditions. At the operational level, the achievement of goals is supported by a building optimisation cycle. Building performance is continuously documented, resulting in a well-founded database. The flexibly designed concept promotes the knowledge of all parties involved in the building performance and expands it to include sustainability aspects.
