Abstract:
The thesis analyses the influence of construction price and sustainability factors on location decisions. Basic concepts of location research and location analyses are presented, followed by an analysis of the current political and economic situation in Germany with a focus on construction price developments and ecological sustainability requirements for buildings. A comprehensive secondary analysis of various location factor studies is used to analyse the general influence of construction price and sustainability factors in comparison to other location factors. The influences of the identified construction price factors on location decisions are determined using a utility value analysis, while the sustainability factors are analysed using a cost-benefit analysis. It can be seen that the "land price" represents the construction price factors as a whole and is already taken into account in location decisions. In contrast, there is no single dominant sustainability factor that can be explicitly taken into account in location decisions. This result is discussed critically against the backdrop of global megatrends such as climate change or the scarcity of raw materials.
