Innovative campus buildings for the future: TU Dresden's Green Lease Partnering Model

Starting July 1, 2026, TUD Dresden University of Technology launched a forward-looking project as part of the Volkswagen Foundation’s “Impetus for the German Science System: Strategic Experimental Spaces” program.
The goal is to develop an innovative construction and financing model for university buildings that will serve as a model for the entire state of Saxony. In this project, TU Dresden aims to initiate a paradigm shift in the field of sustainable construction and the operation of university buildings.
Green Lease Partnering Model: Focus on sustainability
The project is based on the cooperative model of Green Lease Partnering. This innovative approach brings together private investors and public partners. Private investors construct the buildings and lease them to a publicly funded partner over a period of 25 years (with a subsequent purchase option). The term “Green Lease” refers to sustainable lease agreements that ensure energy-efficient construction and resource-conserving operations. By deploying this model, TUD pursues the clear goal of planning, constructing, and operating facilities efficiently, cooperatively, and with consideration for their entire life cycle. In doing so, TUD is laying the groundwork for future-proof and sustainable structures in university building construction that could serve as a model beyond the borders of Saxony.
Moreover, the model also enables the faster development of modern campuses without the need for direct public investment in construction. At the same time, TUD maintains control over usage and standards.

As part of the project, there are plans to hold events, workshops, and networking meetings designed to foster dialogue among policymakers, industry representatives, and researchers.
