Abstract:
In this paper, the calculation of the occupancy costs of a property is listed. A special attention is paid to the calculation of the operating costs. On the basis of this calculation, it is shown that an optimisation of the operating costs in the
phase of the project development can generate added value. This is expressed in increase in the success of the project. In order to be able to provide this proof In order to provide this evidence, the basic principles of investment appraisal are discussed and applied to the corresponding scenario. In addition, a consideration of investment the investment calculation in the project development and the influence of the utilisation and
operating costs have on these. All these findings are summarised in an Excel-based application programme. With its help, an example project is and an increase in project profit is achieved through changes to the construction and technology.
