Abstract:
Project control and project management are assigned as service profiles of project management. The project control represents the advisory function. On the other hand, project management is responsible for making and implementing decisions. The goal of both services is the successful planning and execution of a construction project. The tasks of a project manager arise from the goal of project management.
BIM has brought with it many advantages. BIM has pushed the planning effort to the earlier planning phase. In return, planners have to work more intensively from the start of planning. However, this effort on the part of the planner results in easier work for the project manager, since BIM offers precise quantity takeoff and thus accurate cost determination. BIM facilitates cost control.
On the part of the building owner, a machine calculation of the cost estimate and cost calculation with BIM guarantees transparency and cost security. Thus, the building owner has to reckon with fewer risks. BIM guarantees improved coordination between the specialist disciplines through the collision check. In addition, BIM offers improved cost certainty and thus minimal risk in a construction project. Through the computer-generated model, the client's interests are better represented, even before the start of construction. Cloud storage is used to ensure that the client has real-time access to the data, providing better transparency throughout the project.
With the help of 4D simulations, the project manager can conduct meetings more easily. These simulations are especially useful when the client is in a construction meeting. Accordingly, the client can better communicate with the contractors and the project manager in order to realize his vision. Today, thanks to the Mobile Defect Recording, it is possible to communicate more effectively. Defects are immediately communicated to the client. Which means more transparency in the construction process.
The project manager's tasks have become easier with the help of the new tools during the planning and execution process. In addition, these tasks now take less time. Thus, project managers can currently work faster and more effectively. Thus, some tools of project management have changed due to the progress of digitalization. These changes have altered the nature of these tasks in certain cases, but the timing of the service delivery has remained the same.
For the project manager, the advancement of digitalization means that his tasks are easier to perform, but it is a prerequisite that the project manager is well trained in the field of computer software.
