Abstract:
The building and real estate industry also has to meet the need for action with regard to climate protection. This must be sufficiently taken into account in terms of costs when investing in sustainable products and components. On the other hand, there is the current price development. The Corona pandemic and the war in Ukraine are affecting global supply chains and the associated shortage of materials. The result is rising material prices, which in turn also increase the prices of new buildings. In this thesis, the effects of rising construction prices on the project development of sustainable real estate will be examined. The starting point is the thesis that rising construction prices are causing project developers to realise less sustainable buildings, as they cause additional costs compared to conventional buildings and are therefore no longer economically viable. For this purpose, the basics of project development were presented first and then the terms related to sustainability were defined with regard to real estate and put into a logical context. In the following step, the price increase was analysed and various influencing factors that act as drivers of the price increase were worked out. Furthermore, it was examined whether sustainability leads to additional cost premiums. Finally, it was necessary to question the correct view of the topic and to present possible conflicts.
