The LoLaRE research project will begin at the Institute of Construction Management (IBB) in December 2022. The research project, which is funded by the Federal Ministry of Housing, Urban Development and Construction (BMWSB) as part of the Zukunft Bau research initiative, aims to identify causes for the premature deconstruction of buildings. The building infrastructure is subject to constant change. Demolition and new construction are increasingly the chosen path when a property is not suitable for the intended use. The reasons for this are multi-criteria and can be distinguished overridingly by lack of suitability, defective constructions, changes of use or rededication of the land area. Due to the shortage of vacant land in inner-city areas, the demolition of buildings will continue to increase. The statistically recorded reasons for the demolition of buildings through demolition permits make a fuzzy classification of the causes. A differentiation is made primarily with regard to the further use of the land area and does not address the concrete reasons or establish a connection to the useful life of the building. In addition, information on building retirements is only available to a limited extent. The LoLaRE project aims to close the existing research gap by compiling the actual factors for or against the demolition of a building in a holistic and practical manner. The inclusion of property owners, which was announced in the project work, enables an evaluation of the influencing factors with regard to their frequency and their influenceability, whereby effective structural measures for increasing the useful life of properties can be derived for future construction projects - in our view, one of the most important measures for the sustainable handling of our environment.
